Aiassa Designers works with you in the planning, design and construction management of residential structures. We are pleased to present this
management proposal for your review. Traditionally, the Project Management Team concept is a "team effort" which involves the combined and coordinated
efforts of the Construction Manager, Designer, Subcontractors, and the owner. A construction project management team will provide the owner with a resource
that can foresee and determine the cost consequences of the design decisions. The owner, Designer and the Construction Management team form a "team" with
the same objectives. This approach ideally has its members of the construction team working together from the inception of the project to its completion.
As Agents for the owner, the Construction Management team advises the Owner on costs, construction methods, supervises and manages the actual construction
work that is to be performed to ensure that it conforms to quality, local building codes, the budget and the schedule.
Construction Management services are as follows:
- Aiassa Designers have an educated and qualified team of Designers, Engineers and Construction Managers that work together to reduce and minimize Architectural and Engineering and Management Fees.
- You will receive early cost estimating input. Aiassa Designers as a Project Management Team will provide a budget estimate based on conceptual design ideas as they are developed. We will also provide Value Engineering to your project as it is needed.
- It is the goal of our Project Management Team to define each subcontractor's scope of work, clarify the contract drawings and documents, and resolve all subcontractors questions or concerns so that they have a thorough understanding of the project. This will result in a more responsive and competitive price.
- Aiassa Designers will obtain qualified bids for each subcontractor trade by developing a short list of 2 - 6 bidders for each trade or series of events. We will review the proposals received and make recommendations to the Owner for contract awards. Finally, we will write all contract agreements for the Owners' signature and the necessary certificates of insurance naming the Owner as additionally insured ( ins. provided by the subcontractors).
- If during the course of construction unforeseen construction conditions are encountered, the Construction Management Team will investigate and suggest recommendations to the Owner utilizing current knowledge of construction costs, methods and means.
- Aiassa Designers as Project Managers are acting as the Owners agent and are responsible for the preparation of, processing and flow of all paperwork in the construction process. This is to include: subcontract agreements, purchase orders, change orders, shop drawings, manufactures cut sheet submittals, and applications for payments, construction sworn statements and waivers of lien. We represent you. Your home is treated as our own.
- Aiassa Designers will conduct weekly or bi-weekly project meetings with the Owner. If anything arises before our scheduled meetings you will be notified immediately.
- We will provide constant supervision of the subcontractors.
- Aiassa Designers Project Management Team will prepare a CPM schedule, (critical path movement schedule), which identifies all construction activities and coordinates the subcontractors.
- Aiassa Designers uses the latest systems and methods that we know are cost effective. Our honesty and integrity are synonymous with our ability to provide the best value to our clients. All project savings are the Owners. If we can save you money anywhere with changes and or redesigns, we will notify you as these possibilities arise.
- Aiassa Designers Project Management Team will have the Owner subcontract all the work. Therefore we do not profit from or have the opportunity to inflate the value of work done.
- Once the scope of work is defined, we will prepare an estimated budget for general conditions to include: insurance, supervision of the field and necessary field overhead associated with the project for the Owners review and approval.
