| Design Process | We come out to your home to measure your existing house and photograph all relevant interior and exterior parts.
We document the location of all utility lines and any elements of the existing structural configuration that may be important
for the design process. Any official documents regarding the lot and its boundaries would be very helpful. We will prepare for you one set of as built plans from the measurements we took. We check with the city/county on any variances, setbacks and or hazards the property may have. This process takes one to two weeks. Your deposit is due before measurements begins. Please refer to your invoice for this information. We provide our clients with three different floor plan ideas. Whether it is an addition to a home or a remodel, all owners who share in the decision making responsibilities must be present in order to make changes and or modifications. After a design is chosen it takes two weeks to complete the rest of drafting plans. These plans include:

| Title 24 | After a design/plan review or if none is needed we provide you with Title 24 documents (energy calculations) This is needed for every remodel and or addition. This process takes approximately one week but it can be completed during the same time that the structural engineer is doing his work. |
| Structural | If you don't already have a Structural Engineer, I work with Scotts Cibotti of Cibotti Engineering. He will provide you with the Structural Calculations, Roof Plans with details and Foundation Plans with Details. This phase takes three to four weeks. |
| Final | When you are provided with your complete set of plans, the final payment will be due. Please refer to your invoice for this information. You will receive the following plans:

| Submittles | Design/Plan review; Not all cities require this. We give you the drawings necessary for this stage.
You give them to the city and they either approve the drawings and or suggest some modifications.
This process takes approximately ten business days. (Note we do not pay for the design plan) Some cities if under certain square footage will provide an "over the counter plan check". For this stage we go with you to the city to help you save time and money on needing to resubmit. If they have any markups /redlines for example they may allow us to change the plans there. This way you should be able to leave with the plans that day |
| Big Projects | For bigger projects, they need to be dropped off to the building division. These projects will take two to three weeks. |
| Redlines | Any redlines from the city/county will take approximately 10 business days to correct and resubmit to the city. |
| Overall time | From measurements to final stages your time is approximately 6 to 8 weeks. Please note that this varies on how fast you decide on your final floor plan/design and if you have a plan review. |
